At Diversified Equity Partners, our journey began with a simple yet profound realization: many hardworking professionals lacked access to the wealth-building opportunities that institutional investors have long enjoyed. Traditional investment avenues often left individuals vulnerable to market volatility, opaque fee structures, and limited control over their financial futures.
Our founders, seasoned real estate investors themselves, witnessed firsthand the pitfalls that many face—being taken advantage of by unscrupulous operators, suffering losses from poorly vetted deals, and enduring the stress of foreclosures. These experiences underscored a glaring need for a more transparent, integrity-driven approach to real estate investing.

Co-Founder & Chief Investment Officer
Frank Teshima leads DEP’s investment pipeline, focusing on sourcing off-market opportunities through trusted relationships with sponsor groups and private firms. With a background as a plant operator overseeing large teams, Frank brings operational discipline and a process-driven mindset to real estate. He ensures every opportunity passes through DEP’s proprietary PRISM Methodology, prioritizing risk protection, alignment, and long-term value for passive co-owners.
Willie Henriquez
Co-Founder & Chief Growth Officer
Willie Henriquez brings a diverse background to Diversified Equity Partners, with experience in healthcare, trucking, and real estate fix and flips. Before co-founding DEP, he served as a CFO in the trucking industry and owned several businesses, including a property management company. Traveling between Connecticut and New York, Willie is passionate about simplifying wealth-building for contracting business owners and busy professionals through real estate investing. As a proud father of three daughters, he is driven by a commitment to legacy-building and integrity in all his endeavors.
Eddie Esparza
Co-Founder & Chief Information Officer
Eddie Esparza is a seasoned real estate investor with over a decade of experience. His journey began by managing his father's rental properties, where he gained hands-on experience in marketing, tenant screening, maintenance, and renovations. With a Bachelor's and Master's degree in Management Information Systems, Eddie combines his expertise in business operations, software consulting, and data analysis to streamline real estate investment processes. As the Co-Founder and CIO of Diversified Equity Partners, he is dedicated to helping busy professionals achieve financial freedom through recession-resistant real estate investments.
