How We Think
Every decision starts with protecting capital.
Return potential matters only after the risks are understood.
Our Mindset
Conservative First
We use cautious assumptions and plan for slower growth, higher costs, and changing rates.
Evaluate the Downside Before the Upside
We look at what could go wrong first, then consider the return potential.
Outcomes We Prioritize
Capital Preservation
We prioritize understanding and managing downside risk before pursuing potential returns.
Sustainable Cash Flow
Focus on realistic cash flow assumptions and long-term financial sustainability.
Responsible Growth
Long-term appreciation built on sound fundamentals.
Our Process
Every opportunity goes through the same five-step review.
We look at the people, the numbers, the property, and the market before deciding whether a deal is worth owning.
DEP participates in investments through different structures, including general partnerships, co-general partnerships, and fund-to-fund opportunities. Our level of direct operational control and due diligence access varies depending on our role in each investment.

We run every sponsor and operator through a multi-point checklist:
Track record (not just IRRs, but execution)
Transparency in past communication with investors
Skin in the game and alignment with passive co-owners
Operational maturity and risk controls

Trust but verify. We:
Rebuild the underwriting from the ground up
Use conservative rent growth, exit cap rate, and cost assumptions
Eliminate rosy projections to get to reality-based numbers
Model sensitivity for interest rate spikes, cap rate shifts, and longer lease-up times

We scrutinize the actual asset like an owner:
Perform on-site or third-party inspections
Review past maintenance, CapEx needs, deferred costs
Compare to similar class, age, and location properties
Audit leasing performance, tenant quality, turnover risk

We don’t “like” markets — we dissect them:
Analyze economic growth, job migration, and tax laws
Study crime heatmaps, school ratings, and walkability indexes
Understand current and future development pipelines
Score submarkets, then neighborhoods, then actual streets

We don’t compromise on return-to-risk profiles:
IRR, equity multiple, cash-on-cash — all must meet conservative thresholds
If the deal only works in the rosiest scenario, it’s disqualified
Preferred returns must be justifiable and achievable
Exit strategies must be multiple, not singular
We evaluate projected returns alongside the risks required to achieve them.
Review IRR, equity multiple, and projected cash flow.
Evaluate debt structure, interest rates, and financing risks.
Stress-test assumptions under less favorable conditions.
Review potential exit strategies and their feasibility.
Avoid relying solely on optimistic projections.
Not every opportunity deserves investor capital. We may walk away when the numbers don’t support the asking price, when underwriting depends on aggressive assumptions, when risks outweigh potential returns, or when we can’t get comfortable with the operating partner.
We’re not looking to do deals just to say we did another deal.
