A real estate syndication is a team investment. Think of it like an airplane: everyone is headed toward the same destination, but each person has a different role.

Sponsors: The Pilots

The sponsors are the pilots. They help find the property, underwrite the deal, arrange financing, complete due diligence, raise equity, and oversee the business plan. When challenges arise, they are responsible for navigating them.

Passive Investors: The Passengers

Passive investors are the passengers. They provide capital but are not responsible for day-to-day operations. Their most important work happens before investing: reviewing the sponsor, opportunity, debt, risks, business plan, and projected returns.

The Rest of the Team

The broker connects buyers and sellers. The lender provides financing. The property manager handles leasing, collections, maintenance, and resident operations. Asset management monitors occupancy, expenses, renovations, performance, and execution of the business plan.
